    Why Use Private Money for Real Estate Investing ? Fifth Reason

    A friend called last week. He's actually much more than a friend- he's my partner. He was calling with a deal he wanted me to take a look at, and I was happy to oblige. This isn't the first time he's brought a deal to me, and I?m sure it won't be the last.

    Who is this guy, and why is this story related to finding private money for real estate investing? Well, this man is part of my personal private lending network, and I?ve been helping Ben keep his money active for a few years now. If I had to guess, I would say that Ben has earned returns on my investments of well over $12,000 from the loans he's made to me.

    The great part of this story is that I?ve also made a lot of money from the deals Ben has loaned me money for AND Ben has brought me new deals to look at which have netted me over $50,000 profit. Doesn't that sound like a great relationship to you?

    This all was made possible by the simple act of me introducing myself to Ben, and asking him if he had ever considered lending his money for real estate transactions. This is just one example of several great relationships that have come about through private lending, and none of them would exist today if I only relied on institutional lenders.

    I have one private lender besides Ben who has brought deals to me, and I have a few others who I know are actively looking. They've told me they want to bring deals to me because they know I pay a handsome finder's fee. Even if they never bring me a deal, I value their friendship. I never would have known them if it hadn't been for private lending.

    When Ben, or anyone else, brings me a deal, it's usually one I never would have known about otherwise. When one of my private lenders brings me a deal, I also try to make sure that I give them a chance to earn some extra money by loaning the money to me for that transaction, so it's a win-win for all of us. That's what I call leveraging the relationship, and it's the fifth reason to use private money for real estate investing.
